The apartments


What is the minimum lease on the apartments?

The three apartments at Nadi Beach are let on a minimum lease of six months, though generally they are rented as a 1-yr lease, with rent paid monthly. That suits expatriate singles and couples working in Fiji who want somewhere settled rather than short-stay accommodation. If you want a shorter stay, the studio being converted upstairs is let by the week.

Are the apartments furnished?

The apartments at Nadi Beach are partly furnished, not fully furnished. Every apartment has air-conditioning, ceiling or wall fans, its own kitchen including a fridge and cooker, its own bathroom with hot water, a king- or queen- size bed, wardrobe, lounge settee, washing machine, iron security screen doors, a private entrance and a private veranda. There is no provision for a dishwasher. Linen and kitchenware are not supplied.

What is included in the rent?

Rent covers the apartment itself, paid monthly. Electricity is not included: each apartment at Nadi Beach has its own meter, so you are billed for what you use and nothing else. Gas for cooking is not included but a refillable gas bottle is. Water is included in the rent and paid for by the owner.

How much are the apartments to rent?

Rent at Nadi Beach is F$2,000 to F$2,200 a month depending on the apartment. The Middle Apartment is F$2,000 a month, and the Front and Back Apartments are F$2,200 a month each. Rent is paid monthly, and electricity is metered and billed separately to each apartment.

How big are the apartments?

Each of the three is a self-contained one-bedroom home on the ground floor of the house, raised almost a metre above ground level. The Front Apartment has open-plan living and kitchen with a store room off it, and a dressing room with a basin between the bedroom and the bathroom. The Middle Apartment is laid out as separate rooms: a lounge, a store room off it, a bedroom, an L-shaped kitchen and a bathroom. The Back Apartment has an entrance and sitting area with the sleeping area behind a curtain screen, an ensuite bathroom, a separate kitchen and a separate lounge looking over the garden. The three interconnect, so two can be let together as a two-bedroom home, or all three as a three-bedroom one.

Is there a bond or deposit?

A bond equal to one month rent is required to secure the apartment.

Who usually rents the apartments?

Our tenants are usually expatriate professionals working in Fiji. For several years all three apartments at Nadi Beach were let to Fiji Airways pilots, the airport being about fifteen minutes away. Each apartment is a one-bedroom home suited to one or two people.

Location & getting around


How far is Nadi International Airport?

Wailoaloa Beach is about a 15 minute drive from Nadi International Airport. Nadi Town and Denarau are both around 10 minutes away.

How far is the beach?

Wailoaloa Beach is less than a minute's walk from the gate. Smugglers Cove, the Beach Club and the Crowne Plaza Resort are all a short walk along the same beach.

Where are the nearest shops and restaurants?

There are beach bars, restaurants, a modern supermarket and a taxi rank in the neighbourhood, all within a few minutes' walk. The Crowne Plaza, Ramada, Wyndham and Smugglers Cove resorts are a couple of minutes down the beach.

Do I need a car?

You can live at Nadi Beach without a car. Wailoaloa Beach is less than a minute's walk from the gate, and beach bars, restaurants, a modern supermarket and a taxi rank are all a few minutes away on foot. Nadi Town and Denarau are about ten minutes by taxi, and Nadi International Airport about fifteen. If you do have a car, the property is gated with off-street parking.

Is there internet at the property?

Internet access is not provided.

Is the property secure?

Yes. Nadi Beach is a gated property with off-street parking, every apartment has iron security screen doors, and the owners live upstairs, so there is always someone on site. The house is also raised almost a metre above ground level, which keeps it clear of the localised flooding this part of Nadi sees in heavy rain.

Is there a swimming pool?

There is a pool in the grounds at Nadi Beach, but it is ornamental and is not available for tenants or guests to swim in. It sits in the garden that the Back Apartment looks onto.

Are pets allowed?

No.

Is laundry provided?

Each apartment at Nadi Beach has its own laundry, not a shared one. A washing machine is provided for each apartment.

Who looks after the property?

We do. We are a Rotuman and English couple, we own the house at 6 Wasawasa Road, and we live upstairs above the three apartments. There is no agent and no management company in between, so the person who answers your enquiry is the person who hands you the keys and the person you call if something needs fixing.
